Masonry for a Fast-Growing Bullitt County City

Few places around Louisville have changed as fast as Mount Washington, and that is the backdrop for most calls to masonry contractors in Mount Washington. The 2020 census counted 18,090 residents, up from 9,117 in 2010, a 98.4 percent increase. Housing units went from 3,294 in 2000 to 7,020 in 2020. In other words, more than half the houses in town are less than 25 years old. We build and repair retaining walls, brick and stone veneer, chimneys, block walls and masonry steps across the city.

New houses, new walls, new problems

Recent subdivisions in northern Bullitt County often sit on graded lots with cut slopes behind the house and fill in front. Builders tend to finish those lots with short segmental block walls, stone veneer on the front elevation and a brick or stone stoop. Most of that work is fine, but some of it shows trouble within the first ten years:

  • Landscape walls that lean because there is no drainage stone or no buried base course
  • Veneer with gaps at the bottom where flashing and weep holes were skipped
  • Stoops that settle because they were set on backfill that was never compacted

We fix the cause, not just the face. That might mean pulling a section of wall, adding gravel and a drain, and resetting it on a compacted base.

The old crossroads town

Mount Washington began as The Cross Roads, where two stagecoach routes met. It was formally established in 1822 as Mount Vernon, renamed and incorporated in 1833 as Mount Washington, and by the 1850s had become Bullitt County's economic center. A few older buildings and houses near the center reflect that history. On those, we work gently: soft mortar, careful repointing and repairs that match the original brick or stone.

Permits come from the city

The City of Mount Washington says it requires all permits to be obtained before any construction. For residential work, the first step is zoning compliance from Bullitt County Planning and Zoning, then a city building permit application, often with an encroachment permit. Contractors need a city business license and liability insurance, and building permits expire after 12 months. The city enforces the Kentucky Residential Code inside its limits and has its own stormwater and drainage inspector. If a wall or project needs a permit, we handle the paperwork with you before we start.

Water and slopes

Because so many lots here are graded, water usually decides whether a masonry project lasts. A retaining wall holds back soil and the water in it, and the water is the heavier load. We put clean drainage stone and a perforated pipe behind walls of any real height, set the base below grade and step walls on slopes so each course sits level. For chimneys and veneer, we check flashing, caps and weep holes, because water inside a wall is what loosens it.

Mount Washington Questions

Who issues masonry permits in Mount Washington?

The City of Mount Washington issues building permits after you get zoning compliance from Bullitt County Planning and Zoning. The city also requires contractors to hold a city business license and liability insurance.

Why is the block wall in my new subdivision leaning?

Most leaning landscape walls on new lots lack drainage stone behind them or a buried, compacted base. Water builds up behind the wall and pushes it. We rebuild the affected section with proper drainage.

Can you add stone veneer to the front of a newer house?

Yes. We install natural or manufactured stone with the right backing, flashing and weep screed at the bottom so water can drain out instead of soaking the wall.
